Implementación de la metodología del valor ganado para el monitoreo y control de un proyecto de construcción de vivienda

Abstract

La creciente necesidad de las empresas constructoras por realizar monitoreo, control y supervisión, de los recursos invertidos en la etapa de ejecución de sus proyectos, ha ocasionado la creación de metodologías propias que permitan, evaluar el desempeño de la constructora, en aspectos como costo y tiempo, evaluar metas propuestas, garantizar la calidad de los productos entregados y conservar datos históricos. Esta investigación tiene como propósito el incentivar mejoras en el sistema de control de costo y tiempo de la constructora FÉNIX CONSTRUCCIONES S.A, utilizando la metodología del valor ganado y complementándola con los métodos que se utilizan actualmente en la misma. Aplicar la metodología del valor ganado que integra la gestión de tiempo, gestión del costo y gestión del alcance, permite identificar tempranamente cuando una actividad presenta desviaciones con respecto a lo planificado inicialmente, mejorando así la posibilidad de cumplir con la programación y presupuesto de obra iniciales. Por medio de los indicadores del valor ganado y de gráficas resultantes fue posible conocer el comportamiento del proyecto estudiado, en tiempo real, facilitando el análisis y toma de decisiones tempranas. A su vez se realizó una comparación con el método propio implementado por la constructora que permitió identificar las ventajas de incluir la gestión del valor ganado para el monitoreo y control de proyectos.

The growing need of construction companies to monitor, control and supervise the resources invested in the execution stage of their projects, has led to the creation of own methodologies that allow evaluating the construction company\\Vs performance, in aspects such as cost and time, evaluate proposed goals, guarantee the quality of the products delivered and preserve historical data. The purpose of this research is, to encourage improvements in the cost and time control system of the construction company FENIX CONSTRUCCIONES S.A, using the earned valued management methodology and complementing it with the methods currently used in it. Applying the earned value methodology that integrates time management, cost management and scope management, allows early identification when an activity presents deviations from what was initially planned, improving the possibility of complying with the initial schedule and budget. Through the indicators of the earned value management and the resulting graphs, it was possible to know the behavior of the project studied, in real time, facilitating analysis and making early decisions. At the same time, a comparison was made with the own method implemented by the construction company that allowed to identify the advantages of including the earned value management for the monitoring and control of projects.
