Viabilidad de la creación de un parque temático de turismo cultural e histórico, en el departamento de Santander – Colombia

Abstract

El presente proyecto trabajo de grado contiene los estudios de viabilidad necesarios para la creación de un parque temático de turismo cultural e histórico, en el departamento de Santander, Colombia. El proyecto inicia con el estudio de mercados, en el cual se indagó sobre los gustos y preferencias de los turistas que visitan el departamento de Santander, permitiendo así, conocer y definir con mayor exactitud el mercado objetivo; después de obtener esta información, se realizó un plan de marketing, en donde se definió el pronóstico de ventas, marca y logo tipo del producto, la matriz DOFA y estrategias que ayudarán a posicionar el parque temático como destino turístico en el departamento. Seguidamente se llevó acabo el estudio técnico con el objetivo de establecer la macro localización y ubicación de acuerdo con el tamaño del proyecto, definiendo las necesidades técnicas del mismo para su óptimo funcionamiento. Se realizó un estudio financiero considerando diferentes medios de ingresos como lo son los arriendos de los locales y la venta de las entradas al parque. Se analizaron indicadores financieros con el propósito de determinar el beneficio económico y la viabilidad del proyecto, y finalmente elaboro el estudio administrativo y legal, creando la misión, visión, identificando los perfiles del personal a laborar y definiendo los requerimientos legales necesarios para la correcta creación y funcionamiento del parque.

The present project work of degree contains the necessary feasibility studies for the creation of a thematic park of cultural and historical tourism, in the department of Santander, Colombia. The project begins with the study of markets, which inquired about the preferences of tourists visiting the department of Santander, thus allowing to know and define more accurately the target market; After obtaining this information, a marketing plan was made, where the sales forecast, brand and product type logo, the SWOT matrix and strategies that will help to position the theme park as a tourist destination in the department were defined. Then the technical study was carried out with the objective of establishing the macro location and location according to the size of the project, defining the technical needs of the same for its optimal functioning. A financial study was carried out considering different means of income such as the leases of the premises and the sale of the entrances to the park. Financial indicators were analysed with the purpose of determining the economic benefit and viability of the project, and finally elaborated the administrative and legal study, creating the mission, vision, identifying the profiles of the personnel to work and defining the legal requirements necessary for the correct creation and operation of the park.
