Estudio de viabilidad del centro hotelero eco hotel luna y sol, en el municipio de mogotes Santander

Abstract

El proyecto tiene como finalidad el estudio de la viabilidad financiera del centro hotelero Luna & Sol en Mogotes Santander, dentro del marco del desarrollo sostenible financiero, ambiental y social, con énfasis en la relación con la naturaleza. Inicialmente se presenta el planteamiento del problema, se hace un recorrido teórico-metodológico en relación a los aspectos fundamentales del estado del arte para establecer un referente en proyectos similares, tendencias del mercado del turismo como las eco rutas, para determinar el nicho de mercado objetivo del presente proyecto. Luego, se plantean los objetivos con el fin de identificar el lineamiento a seguir durante el desarrollo del mismo. Se encuentra la investigación de mercados, la cual se elabora por medio de un muestreo aleatorio simple para seleccionar la muestra de la población con una encuesta piloto que posteriormente fue reformulada con los datos encontrados. A partir de esto, se formula el análisis organizativo interno y externo apoyado en la DOFA y análisis de Porter, que permitieron establecer estrategias para llevar acabo la evaluación organizativa, estableciendo el organigrama, mapa de procesos y manual de funciones. Adicionalmente se establecen los elementos fundamentales para el funcionamiento del eco hotel como los servicios a prestar y los requerimientos de nómina. Consecutivamente, se hace la proyección en ventas para conocer cuál sería la posible capacidad instalada del proyecto, conociendo a su vez, los insumos y la inversión necesaria para la puesta en marcha del mismo. Todo lo anterior se sustenta legalmente con el fin de establecer las condiciones normativas para este tipo de proyectos y finalmente se procede a realizar el estudio de viabilidad a través de herramientas como el estado de resultados, flujo de caja, balance general y estimación del WACC; y así mismo evaluar los impactos sociales y ambientales que genera el presente proyecto.

The project aims to study the financial viability of the Luna & Sol hotel centre in Mogotes Santander, within the framework of sustainable financial, environmental and social development, with an emphasis on the relationship with nature. Initially the approach of the problem is presented, a theoretical-methodological journey is made in relation to the fundamental aspects of the state of art to establish a reference in similar projects, trends of the market of wellness tourism and tourism such as eco routes, to determine the objective market niche of this project. The objectives are then set in order to identify the guideline to be followed during the development of the same. There is market research, which is prepared by simple random sampling to select the population sample with a pilot survey that was subsequently reformulated with the found data. From the above, the internal and external organizational analysis supported by THE DOFA and Porter analysis is formulated, which allowed to establish strategies to carry out the organizational evaluation, establishing the organization chart, process map and function manual. In addition, the fundamental elements for the operation of the eco-hotel such as the services to be provided and the payroll requirements are established. Consecutively, the projection in sales is made to know what would be the possible installed capacity of the project, knowing in turn, the inputs and the investment necessary for the implementation of the project. All of the above is legally supported in order to establish the regulatory conditions for this type of project and finally proceeds to carry out the feasibility study through tools such as the status of results, cash flow, balance sheet and estimate of the WACC; and also assess the social and environmental impacts generated by this project.
