Control de acabados y supervisión de obra en la etapa de estructura de los diferentes procesos constructivos en los proyectos emporium condominio palace y premium gold respectivamente

Abstract

El control y la supervisión de obra son dos factores importantes que deben estar presentes en cualquier proyecto al momento de su ejecución, ya que serán el apoyo para la coordinación de las diferentes actividades presentes y las reguladoras para cumplir con los diferentes objetivos establecidos como lo son el tiempo, el costo y la calidad. Por eso en la práctica empresarial realizada entre los meses de mayo y septiembre del año 2018 y sirviendo como auxiliar de residencia de obra, se procedió a ejecutarlos en dos proyectos que adelanta la CONSTRUCTORA INNOVA S.A.S. Los acabados son aquellos elementos presentes en una edificación que no son parte de la estructura o cimentación. Por lo tanto, el control de acabados en el proyecto Emporium Condominio Palace se realizó con el cálculo de ventanas de baño para su correcta instalación. Adicionalmente, en el proyecto Premium Gold se hizo la supervisión técnica de los diferentes procesos constructivos tales como mampostería, friso, mortero de piso y drywall, esto con el fin de verificar la sujeción de las especificaciones y los diseños para evitar el mayor número de posventas posibles. También se hizo seguimiento en los cortes de obra, para los procesos de drywall, pintura y enchape. El corte de obra se refiere al método por el cual se mide el avance de la actividad y dependiendo del avance se paga al contratista. Para los proyectos Premium Gold y Millennium Business Tower se realizaron diferentes cálculos de cantidades de obra como, volumen de concreto para elementos verticales, cantidad de láminas de drywall y eterboard, cantidad de enchape de baños y cantidad de varillas de acero de refuerzo para la cimentación.

The control and supervision of work are two important factors that must be present in any project at the time of execution, since they will be the support for the coordination of the different activities present and it will be the regulatory to accomplish the different objectives established, as they are, the time, the cost and the quality. For this reason, in the internship completed from May to September of 2018 and working as a work residency assistant, I proceeded to execute it in two of the projects that CONSTRUCTORA INNOVA S.A.S is working on. The finishes are those elements present in a building that are not part of the structure or foundation. Therefore, the control of finishes was completed in the Emporium Condominio Palace project with the calculation of the bathroom windows for its correct installation. In addition to, in the Premium Gold project the technical supervision was completed checking the different construction processes like masonry, frieze, floor mortar and drywall, to verify the subjection of the specifications and designs to avoid as many after sales as possible. Also, the work cuts were monitored for the drywall, paint and veneer processes. The work cut is the method where the progress of the activity is measured and depending on the progress the contractor gets paid. For the Premium Gold and Millennium Business Tower projects, different calculations of work quantities were made, such as concrete volume for vertical elements, number of sheets of drywall and etherboard, amount of veneer of bathrooms and number of reinforcing steel rods for the foundation.
