Análisis comparativo de elementos y cuantías estructurales en edificaciones de vivienda multifamiliar diseñados bajo sistema constructivo tipo túnel y tradicional

Abstract

El presente proyecto de grado tiene como propósito realizar un análisis comparativo de cuantías estructurales y costos de los elementos estructurales presentes en edificaciones de vivienda multifamiliares diseñadas bajo la Norma Sismo Resistente de Colombia NSR10 y con sistema estructural tipo túnel y pórtico en el área metropolitana de Bucaramanga, con el fin de dar a conocer valores de referencia con los cuales se podrían determinar de manera aproximada y preliminar los costos de la estructura de una edificación y seguidamente con base a otros estudios en los cuales se da a conocer la distribución de costos en un proyecto, obtener un valor preliminar a nivel de pre factibilidad. Para llevar a cabo el proyecto se realizó un estudio de caso en el cual se escogieron 4 edificaciones, 2 tipo túnel(uno menor a 10 pisos y otro de más de 15 pisos) y 2 tipo pórtico(uno menor a 10 pisos y otro de más de 15 pisos), a las cuales se les calcularon las cantidades de obra y posteriormente se determinaron las cuantías estructurales, para así poder comparar los resultados obtenidos entre cada edificación, primero por tipo de sistema estructural y después por la similitud en altura; seguidamente se estableció el costo de la estructura del proyecto para posteriormente determinar los costos totales de la edificación y el costo por M2 de cada una de las edificaciones. En este proyecto quedan expuestos los valores de los índices y cuantías necesarias para el cálculo del costo de la estructura (sin incluir la cimentación) a partir del área construible del proyecto, al tiempo de la metodología para el cálculo del costo total del proyecto a partir del costo de la estructura.

To carry out the project, a case study was carried out in which 4 buildings were chosen, 2 tunnel type (one smaller than 10 floors and one of more than 15 floors) and 2 portico type (one smaller than 10 floors and one More than 15 floors), which were calculated the quantities of work and then determined the structural amounts, in order to be able to compare the results obtained between each building, first by type of structural system and then by similarity in height, then The cost of the project structure was established to subsequently determine the total costs of the building and the cost per M2 of each of the buildings. In this project the values of the indexes are exposed and the amounts necessary for the calculation of the cost of the structure (not including the foundation) from the buildable area of the project, at the same time the methodology for the calculation of the total cost of the project starting from the cost of the structure.
